- Playing a part in project and team management.

- Working closely with a team of other professional such as building service engineers, construction managers,

quantity surveyors and architectural technologies.

- Adapting plans according to circumstances and resolving any related problems that may arise during construction

- Making sure the project is running according to schedule and budget

- Travelling regularly to building sites, proposed locations and client meetings

- Setting out, leveling and surveying the site

- Checking plans, drawings and quantities for accuracy of calculations

- Ensuring that all materials used and work performed are as per specifications

- Attending regular meetings to keep them informed of progress Overseeing quality control, health and safety matters

- Resolving any unexpected technical difficulties and other problems that may arise

- To execute tasks using computer software such as Microsoft Office, Microsoft Project, Auto CAD Architecture, 3D

Studio MAX, Sketch up Pro.V-Ray Plug-in and Adobe Creative Suites such as Photoshop, Illustrator and In Design.

- To coordinate with Design Director, Production Director, and Engineering Director in developing project plans such

as project feasibility, financial, marketing materials, master planning design, scheduling and technical expertise

- To coordinate with contractors to execute the project according to standards of design and technical requirements

1. Scope of working:
- MEP Design Manager: is responsible to manage and oversee the planning, design/engineering, coordination and implementation, control and monitor the MEP Designing proposal such as Electrical, ELV, HVAC, Plumbing, Drainage, Gas, Fire Protection and Fire Alarm Systems.
2. Duties and Responsibilities
- Ensure management of the MEP design process in accordance with company policy, procedures and the Design Management Plan.
- Develop the MEP Project design brief (concept) and maintain by regular review
- Manage the MEP design including all inputs, coordination and deliverables to achieve the time, cost, and quality objectives.
- Arrange full construction (MEP Installation & planning) support during the design phase to maximize constructability.
- Set-up & monitor a MEP design quality plan, linking Designers quality plans with a regular review and audit function.
- Ensure that the design intent and design performance criteria are maintained through the design development and construction process.
- Report immediately any event which will significantly change previous forecasts and/or senior management expectations of the next forecasts.
- Lead problem solving and resolution of design issues
- Identify issues causing risk or delay to the project
- Other tasks assigned by manager.

Main Duties and Responsibilities:
The Senior Quantity Surveyor will report directly to the QS Director of the Real Estate Department. He will work closely with the Project Director, site and HQ team on the contract administration and correspondences. The Senior Quantity Surveyor is responsible for ensuring that the cost and contractual aspects in the project comply with the company SOP. In addition, he will have to identify/highlight cost and contractual risk to QS Director as well as assisting to resolve those identified issues.
What you will do:
• Assist in the preparation of the budget and cashflow and their updates.
• Assist in the preparation of tender documents and tender evaluation if requested by the QS Director.
• Review variation request order, assess the associated variation costs, monthly financial report, processing of progress payment and final account.
• Monitor variation costs and carry out cost checks throughout the contract period.
• Attend onsite and all project related meetings.
• Assist with production of various reports.
• Provide necessary advice and recommendation for matters related to payments, variation, contractual claims to ensure their compliance with the Contract and company SOPs.
• Carry out any other duties as may be assigned from time to time by the Senior Director.

- Supervise the daily operations of Security,
Housekeeping and Fire Safety
- Manage the Fire Command Centre
- Attend and manage any emergencies on site, for
example, fire alarms, bomb threats, etc.
- Provide input in the preparation of annual budgets
- Attend to tenants’ request/complaints
- Conduct performance appraisals in accordance with the
Company policy
- Carry out and assume any other duties and
responsivities as and when assigned by Assistant
Property Manager
- Carry out routine check on building services including
cleanliness of toilets, walkway, lighting, flooring,
corridor carpet, car lifts, lobby etc.
- Develop checklist and report template for patrolling
around premise both retail and office floor
- Assign zoning for Building Attendant to inspect in the
premise of building
- Inspect the outsource security guard on grooming,
location/post, attendant, tools/equipment for daily
operation
- Join briefing session/morning/afternoon/night for
security or cleaning.
- Controlling fitting out contractor
- Oversee the performance/discipline loading/unloading
bay
- Oversee parking area both basement and external space
- Handling on some admin task assigned by Assistant

- Collecting daily report from Operation and submit to
Assistant Property Manager
