• Prepare and arrange the pre-qualification form prior the
tender stage.

scope of works, project timeline, tender BOQ.
• Prepare the material list for sourcing with suppliers, local
and abroad etc.
• Select, filter and arrange the subcontractors who is reliable
and suitable for the project that is tendering.
• Prepare and undertake quantities takeoff with high accuracy
rate follow the drawings.
• Undertake feasibility studies based upon the Client’s
requirement.
• Undertake cost breakdown and cost analysis to prepare the
tender costing.
• Prepare tender documents for submission.
• Prepare purchasing quantities takeoff to assist Procurement
department.
• Track and record all Variation Order occurring during the
construction period.
• Prepare monthly interim payment claim
• Other tasks assigned by Senior QS or QS Manager.

• Undertake quantity take off and bill of quantities.
• Assisting for costing, estimating and analyzing the cost for design and project work based on MEP drawings, including undertaking value engineering where required.
• Source construction materials, equipment and sub-contractors/supplier.
• Assist to prepare cost plans/budget to enable design teams to produce practical designs for construction projects, which involves liaising with architects, engineers and subcontractors.
• Assisting to documentation and administration in tender and contract compiling.
• Assist preparing of monthly progress claim/payment to Client and Sub-contractor/Supplier.
• Check and evaluate to change orders/variation order with Client and Sub-contractors.
• Monitor and keep track of project progress and are responsible for the measurement and valuation of variations in the work during the contract, for agreement of interim payments and the final account.
• Work as part of a team to ensure that the requirements of the client are delivered.

• Building up special designed models 2D & 3D for interior design details.
• Producing 3D perspectives on 3DMAX, Vray, or other 3D program.
• Producing image boards and preparing sample boards for the interior design works.
• 3D perspectives and photo-realistic high-end rendering.
• Solving the toughest design challenges together with the other designers and delivering them, pixel perfect.
• Building and rendering 3D visualization for interior and exterior designs with excellent quality.

• Manages, oversees coordination and guide activities of the function covering: contract procurement, tender documentation, tender evaluation, value engineering and cost budgetary and management, from pre-tender stage to post tender stage.

• Advise on best strategies, or where necessary step in, to negotiate with external parties on pricing, contractual terms, variation / change orders, commercial agreements, and final accounts settlements etc. with both internal and external stakeholders, partners, contractors, suppliers, consultants, service providers and vendors, and reinforcing the profile, professional image and good reputation of the company in the industry.
• Lead the QS Team to prepare and manage monthly progress claim and claims tracking to Clients
• Value completed work, review contractor payment claims, certify as per actual progress and arrange appropriate payments with Client
• Review and negotiate change orders / variation order with Client and sub-contractors
• Monitor and keep track of project progress and are responsible for the measurement and valuation of variations in the work during the contract, for agreement of interim payments and the final account.
• Set up and maintain a QS cost database of current rates and market pricing. The database shall be updated frequently for budgeting and management of project cost.
• Provide reports on actual costs vs estimate and identify underlying reasons for any variance External Relationships:
• Ensure that any main contracts entered into have terms and conditions that are appropriate for the company, with commercial risks identified
• Ensure the contract is properly administered including timely issue of early warnings and contractual notices, ensuring that the relevant parties are kept informed
• Ensure that the supply chain are engaged appropriately with the correct contract terms and conditions
• Build and maintain good relationships with clients, suppliers as well as main contractors
• Liaise with the client, client representatives, main contractors, suppliers and other third parties on commercial issues, including agreement of variations, claims and additional payments Internal Relationships
